Atenas sits at a lower elevation, which means warmer days and a generally drier feel than higher parts of the Valley. You can expect more sunny days and clear evenings that support year-round outdoor living, gardens with fruit trees and view-focused homes.
Escazú is higher and closer to the mountain ridge. Mornings and evenings feel cooler, with more cloud cover and humidity overall. Lush landscaping thrives, but some homes need good ventilation and moisture control to prevent dampness or mold.
Both areas follow Costa Rica’s dry season from roughly December to April and a rainy season from May to November. Rainy months can slow traffic and affect roads in both cantons. Airport access from Atenas is manageable, though often comparable to or a bit longer than Escazú depending on route and traffic.

Escazú has immediate access to private hospitals, clinics and specialists in and near the area. Atenas has local primary care clinics, but you will usually travel to larger hospitals in Alajuela or San José for specialized care.
Escazú places you close to multiple international and bilingual schools and a wide range of after-school programs. Atenas has local public and private options; international schools typically require longer commutes. Plan daily school runs before deciding.
Escazú concentrates large malls, cinemas, supermarkets, restaurants, banks and professional services. In Atenas, you will enjoy a walkable town center with bodegas, smaller supermarkets, local restaurants and a weekly farmers’ market. For specialty items or high-end retail, you will likely drive to Escazú or San José.
Escazú offers broad access to fiber and higher-speed internet from multiple providers. Atenas has solid coverage in town, with DSL, cable and in some areas fiber, but speeds can vary by neighborhood. Always verify internet type and speeds at the exact address. Rural Atenas parcels may use private wells and septic systems; plan for security lighting and access control on large properties in either location.
